Just-Completed, Luxury Condo in Port Norfolk: Two Beds, 1,300 sf, $326,900*

We at Patriot have heard the outcry. We’ve given you a couple tastes of new construction in recent weeks and you…want…more.

So here you go. This time, it’s a penthouse two-bed in Dorchester’s Port Norfolk. It’s loaded with luxury finishes, it has a huge, private attic for storage, and the developers just cut the red ribbon last week.

The Condo

It’s the top-floor unit of a two-story building that was just erected this year. Everything, therefore, from the roof to the basement, is brand new. New water heater, new HVAC system, new appliances, new fixtures. Everything that might typically concern a buyer.

But that’s just the boring stuff. The interior has all kinds of high-end finishes and features, like stainless-steel, Bosch appliances in the kitchen, Heritage red oak floors, and a double-sink vanity in the master bathroom. It also comes with two off-street parking spots.

The floorplan was carefully designed to maximize space and create a natural flow. Nowhere is this more evident than in the living room, a space that’s huge and open, but cozy and homey as well. It starts at the kitchen’s granite breakfast bar and stretches all the way to a front-facing, Juliet balcony. A gas fireplace and a bay window, meanwhile, provide comfortable spots to read or gather.

The Price

$339,000 ($260/sf, not including the attic).

Condo fees are still to-be-determined, as this is a new development.

The Location

Port Norfolk, a small peninsula off Dorchester’s Neponset Circle, is perhaps best known for housing the Venezia, a highly acclaimed, waterfront restaurant with direct views of Boston from across Dorchester Bay.

But “the Port,” as it’s called, keeps drawing the attention of residential developers for other reasons. They’ve come to recognize its appeal as a pocket neighborhood that’s both on the water and removed from main-street traffic. There’s a beachfront park, an entry for the Neponset River Trail, and a Planet Fitness. Plus, its residents can get on 93 in no time (okay, so it takes one minute, according to Google Maps).

Hence the new construction. Hence more construction to follow. And, hence, a great opportunity for a savvy buyer.

Luxury One-Bed in Weymouth: Easy Backyard Access, Ideal for Dog-Owners, $1,345/month

For a dog-owner in need of some luxury, this week’s Deal is the best of both worlds.

This Weymouth one-bed, currently vacant and available for $1,345/month (dog rent included), has direct access to a seldom-used, extra-private backyard behind the building.

That means the human gets luxury – lots of space, full-size washer/dryer, fully applianced kitchen – and the canine gets convenience – a door off the living room that leads to a private patio and a common greenery.

Doggy business has never been so easy. And that makes everyone happy.

The Apartment

It’s everything you need in a luxury apartment: new finishes, a full kitchen that opens into the living room by way of a breakfast bar, plenty of closet space, lots of sunlight, a bedroom that will easily fit a California king, etc. Perhaps the best interior feature is the laundry. An updated, full-size, side-by-side washer/dryer sits off the kitchen in its own closet, which has tons of space and shelving for additional storage.

What’s unique about this unit, though, is its location. It’s garden-level, which is not typically preferred by apartment-seekers because it’s as low as you can get in the building. But that gives it two advantages. First, because it’s less-desired, the price is as low as you can get, too. And second, it gives the occupant direct access to the backyard, which is barely used and well-hidden by trees.

That kind of convenience is huge for a dog-owner. And rarely found in a luxury community.

The Price

The actual price is only $1,295/month if you don’t have a pet. But we figured we’d give you dog-owners out there the rate you’d actually be paying – $1,345 with the additional $50 pet rent. Since, you know, we’ve built this whole Deal around the you-own-a-dog premise.

The Up-Front Costs

Prorated first month’s rent (for example, move on the 15th, only owe half-a-month up-front), plus a $500 security deposit, $75 application fee, and a $50 key fee. Sounds like a lot, but all together it’s just first month’s rent plus $625. The security and key fees are both refundable when you move out. No broker fee.

The Community

Here’s something you won’t find everywhere: the clubhouse has an indoor basketball (half)court. As far as Patriot’s concerned, that’s unbelievable. For no extra cost, you can spend as much time practicing free throws as Ray Allen. It’s completely impossible for you to ever get as good as he is, but still.

The court complements the fully stocked, 24-hour fitness center, which has high ceilings and a TV and overlooks the resort-like pool and patio. The clubhouse can be rented for a small fee if you want to have a party or function. The grounds throughout are beautifully landscaped and residents can relax with a few drinks in the community’s gazebo.

The property occupies about 50 acres of land and its 304 apartments are spread throughout a number of three-story buildings, so the residents aren’t on top of one another. Parking, therefore, is free and easy outside and a garage can be rented for $150/month.

A BJ’s is less than half-a-mile away. A CVS is even closer. Routes 53 and 18 run adjacent to the property and a Route 3 exit is just a mile away, which makes this community’s location more driver-friendly than walker-friendly. But if you’re without wheels, an MBTA bus line stops right outside the entrance and will get you to the commuter rail in less than 10 minutes.

Waterside Luxury at Marina Bay: New Management, New Prices

Take a second to dream of summertime…

You’ll be wearing just one layer of clothes. All the snow will have melted away (hopefully). And you’ll be strolling on down to the Marina Bay boardwalk from your new, luxury apartment.

Well, that last part’s only true if you take advantage of this week’s Deal: New management just took over at this luxury community in Quincy’s Marina Bay and is in the process of spiffing up all its available units. And to start off with a bang, the leasing team is offering a premium one-bed for $1,575, a full $135/month less than the starting price listed on its website.

The Apartment

Let’s be honest, people rent here for the location. You can find luxury anywhere, but it doesn’t always come with panoramic water views. And it’s not always a five-minute walk from one of the most popular summer hangout spots in the area. This apartment does. And is.

But it certainly doesn’t lack in the luxury department. The washer/dryer is in-unit. The kitchen is fully applianced and has been updated with granite countertops. There’s central air, a walk-in closet, and a marble bathroom. And, yes, a private balcony with those incredible views you care so much about.

All ocean-facing apartments here were designed to maximize exposure to the waterfront, so the windows are large and plentiful. The living room in this unit has a corner bay that makes for one heck of a seascaped sitting area.

The Price

$1,575/month

The Up-Front Costs

Just first month’s rent, a $500 security deposit, and a $50 application fee per person.

Pets are cool, but they gotta pay: there’s an additional $250 security deposit for a pet and a $75/month extra rent for a dog. So you’ll end up deciding one of three things: A) “I love my dog, I won’t think twice about the money;” B) “I love my dog, but he/she’s gonna have to get a job;” or C) “I love my dog, but I’ll love my dog even more if I can stash him/her at my parents’ house for free.”*

The Location

Marina Bay, which sits directly across Dorchester Bay from Boston, has gained notoriety in recent years for attracting some high-profile locals. The views – as we’ve mentioned several times already – are stunning, which makes the nightlife on the boardwalk all the more popular. You can have a drink at Captain Fishbones‘ outdoor bar, sit down for an Italian meal at the acclaimed Siros Restaurant, then dance your face off at the Waterclub.

This apartment’s community has its own fitness center, business center, and rentable clubroom. There’s plenty of free parking in the lot and you can reserve your own garage spot for $80/month. There’s also a free shuttle to the North Quincy T station.

Frigid Move-In Specials on a Huge, Corner Two-Bed with Free Garage Parking

Most people prefer not to move when it feels like Antarctica outside. Most people are wimps.

This week, we’re rewarding the brave ones. If you can stand the cold…if you laugh at all the unsavvy Warm Movers who are staying put…if you happen to be in the market for a luxury two-bed and can move in before February 1st, you’ll get a cool grand off your first month’s rent.

Or, if you just want to put a deposit down and move in later, you’ll get a cool half-grand off. (There’s a $500 penalty for being a wimp.)

The Apartment

The aforementioned move-in specials apply to all two-beds in this community. But the lowest price right now is actually on the community’s biggest (and best) two-bed floorplan.

Before we get to the interior, we need to mention the parking. This apartment, because it’s located in a building right next to the community’s parking garage, comes with a free, covered spot. If you can’t appreciate that at a time when we’re getting pummeled left and right by snowstorms, you probably need to get better at appreciating things.

The apartment itself is huge and it’s a corner unit. That means you get tons of space (1,220 square feet) and extra privacy. There are two closets – one for coats, one for the washer/dryer – in the wrap-around foyer, which is unique to this floorplan. One of the bedrooms is considered the master because it has an attached bathroom and a walk-in closet. The other bedroom, though, is slightly bigger and right next to the second bathroom. Both rooms are at either side of the apartment, so it’s perfect for roommates.

The fully applianced kitchen is U-shaped and overlooks the living room. Here’s where you get the most space – there’s a bay window bump-out and a designated dining area, which is another unique feature of this layout.

The Price

$1,752/month. The amenities fee is included, but the utilities are not.

The Up-Front Costs

Just a $750 security deposit and a $50 key fee. No broker or application fees.

As the special goes, if you can move in before February 1st, you’ll get $1,000 off your first full month. Or, if you put a deposit down within 48 hours of your tour, you’ll get $500 off.

The Community

This property takes pride in being one of the most pet-friendly communities in the area. There’s a dog park, plenty of grounds for walking, and several well-placed, plastic-bag kiosks for handling doggy business. If you don’t have a pet, though, and don’t want to be neighbors with one, they have a humans-only building as well.

The amenities are many: the clubhouse has a business center (internet, printer, fax), a function room (with flat screen), a billiards room (with flat screen), a bright and spacious fitness center, and a rentable conference room. Outside, there’s a tennis court and a pool, which is understandably closed until we can start to feel our extremities again.

Quincy Center is only a mile away – that’s a three-minute drive, a five-dollar cab ride, or a quick trip on the community’s free T shuttle, which runs during commuter hours and picks up right in front of the clubhouse.

Friday’s Boston Globe featured a revealing look at Boston’s apartment market, which has strikingly high vacancy rates.  In turn, rent prices, which had been steadily increasing, are on the decline for the first time in a decade.  Luxury communities and property managers are “chasing after prospective renters, showering them with deals.”

South of Boston, the discounts are even more pronounced.  Owners of high-end apartment communities and private properties, like the ones listed below, are offering two- and even three-months free on a standard lease.  Here’s what the updated prices look like…

Twenty years ago, the Boston Redevelopment Authority knew that the city’s size and economy would be expanding rapidly by the turn of the century. In order to make room for new residents and businesses, the BRA and the City of Boston sought out a few high-potential locations that could be revamped into vibrant and desirable neighborhoods. First on their to-do list: Port Norfolk, Dorchester’s charming east peninsula.

Port Norfolk waterfrontSince then, “the Port” has become one of Boston’s most surprising real-estate gems. Commuters have fallen in love with its near-instant access to 93 and close proximity to the city. Separated from the noise and traffic of Neponset Circle and nestled next to Dorchester Bay, Port Norfolk offers tranquility that few (if any) other neighborhoods in the area can match. And as more waterfront attractions pop up, its residents can stroll along the bay and treat themselves to a downtown-quality meal and a unique view of both the city and the ocean.

The Port’s attractions

A new section of the Boston HarborWalk was built in Port Norfolk in 2006, right next to the award-winning Venezia Restaurant. Just last year, the one-of-a-kind Boston Winery went up. Tenean Beach was recently renovated by the state’s Back to the Beaches program and features freshly combed sand, a new playground, and both basketball and tennis courts.

A few steps away from Port Norfolk lies Pope John Paul II Park, a 65-acre piece of land that stretches along the Neponset River. A nearby Planet Fitness facility, which moved in a few years ago, prides itself on its friendly atmosphere and offers incredibly affordable membership fares.

Still on the horizon is a project that – if approved – would create a 14-acre, neighborhood waterfront park.  The multi-million-dollar restoration would include a pine grove, a lookout, and a small boat dock.

As new attractions continue to move in, so do residential developers.  An increasing number of hopeful residents has stirred property owners to provide houses and apartments that match the area’s beauty and desirability.  If an interested renter knows where to look, he or she can take advantage of one of Boston’s lesser-known, real estate treasures.

Brand-new kitchen

With residential developments popping up all over the Quincy area, one thing is becoming clear: More and more people who work in Boston want to live nearby, but don’t want to pay Boston prices.

Quincy – with its high number of restaurants, shops, and bars – gives residents a taste of city living* for a fraction of the price.

Property developers realize how attractive this can be to a renter.  So, many of them are turning old properties into spacious, stylish new apartments – with hardwood floors, new counters, and new kitchen appliances – and asking for affordable rates.  The three-bedroom shown above is going for $1,700/month.  A similar place in South Boston (in terms of size and style) won’t start below $2,200.
