Three Months Free on Super-Luxury Townhomes

This week’s Deal might not last until the end of the week.  So may your feet be swift, if you wish to pursue it.

One of the South Shore’s finest apartment communities, built just two years ago in Braintree, is offering a three-months-free concession on two of its vacant townhomes.  Because of a less-desirable location on the property (next to Route 3, but still protected by trees and a natural rock face), management, to attract potential renters, has discounted the price by a whopping $9,147 over the course of a 12-month lease.

The Apartment

Three floors, two bedrooms (both with attached bathrooms), a cable-ready study/office space off the master bedroom, a dining area, walk-in closets, and much more.  Soaring, 20-foot ceilings make for a dramatic entrance into the living room.  A private, two-car garage is on the first level, which also houses a full-size laundry set and two coat closets.  The kitchen features real-wood cabinetry, a tumble-stone backdrop, stainless appliances, and a double-oven.  1,800 square feet in all.

The Community

A gated entrance leads into a quarter-mile, country-club-style drive.  The clubhouse has a spacious fitness center (where they offer personal training sessions, free-of-charge), a club and game room, business center, theater-style screening room that can be reserved for free, and an outdoor, resort-style swimming pool.  A shuttle to the train station is available for a small, monthly fee.  There is plenty of visitor parking throughout and the property is surrounded by nothing but protected wetlands.

The Price

$2,495/month with your first month free (so if you move in on May 1st, you wouldn’t owe rent until June 1st).

The Up-Front Costs

A $40 application fee, a $1,000 security deposit, and a $300 administration fee.  Total: $1,340

The Next Step

South Boston Two-Bed: New Updates and a Great Location

When looking to rent in South Boston, three concerns almost always surface.

The first is space.  You’re paying for location, first and foremost, but that doesn’t mean you want a closet for a bedroom.

Style is next.  It’s an old neighborhood with a rich character and an easily distinguishable residential landscape.  But “old” is not something you want inside your apartment.  Modern updates to the interior nicely complement an historically identifiable exterior.

Finally, convenience is something most renters never want to sacrifice.  “What about laundry?” is a question we real estate agents never stop hearing.  On-site laundry, easy parking, and a dishwasher are always key elements.

So when one of our listings has an answer to all three of those concerns, it just has to be our Deal of the Week. This two-bedroom, a block away from East Broadway, has a good amount of space, a fully applianced kitchen, and on-site laundry and storage.

The Apartment

It has new hardwood floors, central air, and a newly updated bathroom.  Both bedrooms can fit a queen-sized bed plus additional furniture and have wide, two-door closets.  New appliances, including a dishwasher, were installed in the kitchen, which opens into the living room.  Laundry and extra storage space are in the adjacent building.  Off-street parking might even be a possibility: There are several spots next to the building and if one becomes available (which often happens), it could be yours for $100/month.

The Location

It’s a block from East Broadway, which means a block from everything: Stop & Shop, Rite Aid, bars, restaurants, cafes, and a stop for every South Boston bus line.  You can take the 7 bus directly to the Financial District or the 9 right into Copley.

The Price

$1,750/month ($1,850 with parking, should it become available)

The Up-Front Money

First, last, and a month’s broker fee

Economical One-Bed in West Quincy: Good Space, Free Parking, Convenient Location

Vacancies in this building don’t last long, mostly because of three factors: price, space, and convenience.  There are just two apartments left in this 32-unit building – both one-beds, both for the same price.  If you’re looking for a cost-effective option in a commuter-friendly location, you can move into one almost immediately.

The Apartment

Both units available are about 750 square feet, with a good amount of space in both the living room and the bedroom.  The kitchen is small, but the appliances have been recently updated.  Both bathrooms are kept in clean condition and one of the apartments has an elongated living room, which works well as a dining area.

Each comes with a free, off-street parking space and additional parking is available for $25/month.  There are coin-operated laundry machines in the basement.

The Price

$910 with heat and hot water included.

The Move-In Costs

A $50 application fee and just first and last month’s rent.

The Location

The building is on Copeland Street in West Quincy, around the corner from a 93 exit and right next to a stop for the 215 bus.  There are a handful of sandwich shops and markets within walking distance.

Privately Owned Two-Bed Close to the T

In the life of a real estate agent, there are aspects of the job that are fun and others that are not so fun.  Passing the salesperson’s exam and getting your license?  Fun!  Sitting through 24 hours of class time in preparation for the exam?  Not so fun.  Finding your client the perfect place to live?  Fun!  Doing all the paperwork to finalize the deal?  Not so fun.  Brand-new listing?  Fun!  Keys don’t work?  Not so fun.

Acquiring a private listing that is easy to market definitely counts as fun.  First, because each one tends to be different from the next, you can show your client something he or she has never seen before.  Second, private owners make it easy to move in.  They’re not looking to squeeze every penny out of the deal, they just want a solid, reliable tenant to fill their vacancy.  Finally, the combination of those two factors – uniqueness and affordability – often makes a private listing the best deal you can find.

That’s what we have here, a modestly priced two-bedroom apartment in a convenient location.  In this price range, you shouldn’t expect high-end luxury everywhere you look (our region isn’t cheap, remember?).  But what you should hope for is livability, which is exactly what this listing offers.  The owners have lived here themselves, so they not only know what a tenant might want, but they also have the ability to provide it.  The kitchen was outdated, so they restored it with maple cabinets and stainless-steel appliances.  The carpets were getting worn, so they replaced them with hardwood.  Bringing their clothes to a laundromat was a nuisance, so they put machines in the basement.  Simple, yet desirable modifications can make an ordinary apartment feel like a home.  And that’s all a tenant can ask for.

The Apartment

Two bedrooms, one bathroom (newly updated), and about 1,050 square feet of living space.  Hardwood floors, a wood-burning fireplace, on-site laundry, off-street parking, and it’s pet-friendly.

The Price

$1,300/month with electricity included.  The only utility you pay is gas (and whatever internet/cable package you order).

The Move-In Costs

A $50/person application fee and just first and last month’s rent.

The Location

Located just off Hancock Street in North Quincy, it’s a seven-minute walk to the T station, a four-minute drive to the expressway, and just a mile from Marina Bay.

The Next Step

Call Patriot Real Estate Group to schedule a showing (617 436-6000) or visit our website for more information.

High-End Three-Bedroom with Private Garage for $2,250

Upscale communities like this one tend to take style and convenience to another level.  Instead of adding some desirable features to an otherwise ordinary apartment, this property surrounds you with luxury: a top-of-the-line kitchen, tiled entryways, a side-by-side, full-sized washer/dryer, walk-in closets, garden soaking bathtubs, a private balcony, and your own garage.

And that’s just in your apartment.  You can stroll over to the amenities building for everything else you might need, like a spacious fitness center, a business cafe, free coffee in the mornings, and a resort-style pool and patio area.

But luxury alone doesn’t make it a steal.  What makes this apartment our deal of the week is its affordability and easy move-in requirements.

The Apartment

Space is not an issue, that’s for sure.  It has three bedrooms, two full bathrooms, living and dining areas, and a huge deck; a grand total of 1,551 square feet.  There are two coat closets and porcelain flooring in the foyer.  The washer/dryer is in its own room that has additional shelves for storage.  A built-in computer niche eliminates the need for a work desk.  Finally, your private garage is attached to the building, so braving the New England elements is never an issue.

The Price

$2,250 (down from $2,450).  When an unexpected move-out occurs, an abrupt increase in vacancy forces the community’s management to reduce the price of the newly available unit.  A new tenant, therefore, can grab it at a discount.  The $200/month difference allows for a total of $2,400 in savings over the course of the lease.

The Move-In Costs

If you’re approved as an applicant, the only thing you owe is a $525 amenities fee and a prorated* first month’s rent.  No application fee, no security deposit, no last month’s rent.

The Location

It’s in Quincy, near the Milton border.  The drive to 93 is only a mile and is on a dead-end road that never gets congested.  The property’s only neighbor is a country club that Golf Digest voted as one of the “100-Best Public Golf Courses in America.”

The Next Step

Securing this apartment can be done in-person or online.  A Patriot Real Estate Group agent can help you with either.  Call us at (617) 436-6000 or visit our website for more information.

*If you move in on the 15th of the month, for example, you would only owe half-a-month’s rent ($1,125 in this case).

Luxury One-Bed in Newly Renovated Firehouse Building

We’ve mentioned this spot before and there’s a good reason why we’re mentioning it again: Quite simply, there’s a new vacancy.

Those are rare at the Woodworth Apartments, an eye-catching Dorchester property that has just 12 units.  Within the last few years, each one has been renovated with a personal touch and with the intention of selling them as luxury condos.  Of course, the last few years have been less-than-ideal to try to sell real estate, so the owner wisely converted them into apartments.  Once that happened, the rental market gained a dozen new listings that are, well, not like the others (to quote “Sesame Street”).

And now, one of them has just become available.  It’s a one-bedroom with beautiful finishes: solid hardwood floors in the entry and living room; granite counters, stainless-steel appliances, and brand-new cabinets in the kitchen; a spacious, carpeted bedroom with a thick-blade ceiling fan.  It has central air and well-insulated, triple-paned windows.  And it comes with a free, off-street parking spot in the lot next to the building (while on-street parking is free and easy).

The Price

$1,250/month (down from $1,300 due to the recent market shift)

The Move-in Costs

$50 application fee (per applicant) and just first and last month’s rent

The Location

Port Norfolk – a small peninsula in Dorchester – sits on Dorchester Bay, off-set from Neponset Circle.  It takes “about 1 minute,” according to Google Maps, to get on the expressway and is a block down from an MBTA bus stop.  A Planet Fitness is around the corner and the acclaimed Venezia Restaurant is just a short walk away.

The Building

What originally served as one of America’s first shopping malls in the 19th century became the home of a Dorchester fire insurance company until about four years ago, when it was purchased by a local property owner.  He gutted the interior and entirely refurbished the exterior, while maintaining as much of the building’s unique character as possible.  Each unit was given a high-end makeover and the Woodworth Apartments hit the market in 2008.

The Next Step

The only way to see this exclusive listing is by contacting the Patriot Real Estate Group.  Call us at (617) 436-6000 or visit our website for more information.
