Brand-New Development in Neponset: Six High-End Condos, Three Different Floorplans

In anticipation of America’s birthday, Patriot (ahem) would like to launch some premature fireworks:

The finishing touches have just been administered to an all-new condo project in Neponset (baboom!) that features six (bablam!), never-been-occupied (baboosh!), luxury-finished (blasto!) units.

It’s such a big deal we ran out of sufficient fireworks onomatopoeia.

The Condos

Space is the common theme throughout every unit. The master suites have full, attached bathrooms, the guest bedrooms can easily fit a king set, the combo living areas are enormous, and the ceilings are dramatically high.

The finishes, meanwhile, are all high-end: stainless Bosch appliances in the kitchen, dark-grain hardwood floors, custom-tiling in the bathrooms, and ample recessed lighting everywhere.

There are three, slightly different floorplans – all are two-bed, two-bath units and there are two of each style on every level:

1st Floor: A huge living/dining/kitchen space faces the front and both bedrooms have attached bathrooms. These floorplans are the biggest because they include direct access to an unfinished, 750-sf basement space. The owner can do what he/she pleases here, whether it’s keeping it as is for storage or finishing it to create another den.

Price: $339,000

2nd Floor: Here, the floorplans are essentially the same, just reversed (living room faces the back), without the attached basement, and with a private balcony in the rear. The only other difference is that the second bathroom is not attached to the guest bedroom.

Price: $329,000

3rd Floor: Exactly the same as the 2nd-floor units, but with the added luxury of being on the penthouse level.

Price: $333,000

The Building

Since the lot is double the normal size, the investors created a wide-concept six-family building. The idea was to have bigger floorplans, more spacious common areas, and plenty of room for parking.

The development, just completed this spring, now features front and rear, extra-wide common stairwells (which certainly simplifies the moving process), a well-lit and fully finished basement with deeded storage units, a professionally landscaped lawn, and a parking lot in the back.

Plus, since it’s as new as it gets, absolutely everything about the project has passed the strictest inspections and adheres to all of the most recent codes. That’s something a new homeowner refers to as “peace of mind.”

The Location

A residential side road off Neponset Ave in Dorchester, Coffey Street has almost no through-traffic. Many of the lots – like this one – are wide, so there’s much more elbow room here than in a typical Dorchester neighborhood.

It’s only a half-mile from 93 and, by bus, you can get to the nearest Red Line stop in 10 minutes. A Super Stop & Shop is only a five-minute walk away and there’s a Tedeschi’s right around the corner if you need something quick.

Pope John Paull II Park, a 62-acre plot along the Neponset River that’s dotted with kite-flyers, dog-walkers, and ballplayers during the summertime, is less than a mile away.

Some might notice that it bears a striking resemblance to this property and they’d be absolutely correct. Two nearly-identical condos next door just sold last month and it’s easy to see why they didn’t stay on the market for long.
