With the wintry, holiday season approaching, another private-garage-themed Deal seems appropriate.

The Apartment

“High-end” is not a term that gets tossed around lightly at this community. Like the kitchen, the bathroom and entryways have porcelain tiling that’s easy to clean. Considered one of the best in the area, this gated community features some top-of-the-line amenities. Secluded, Luxury Three-Bed with Private Garage: $2,005/month

This Deal has been getting so good lately, we have no choice but to blog about it.

Three-beds in this wooded, Braintree community don’t last very long – there’s a limited supply and a high demand. For that reason, it’s hard to find one priced south of $2,300 or $2,400/month.

But due to the rare occurrence of two vacating at once – in a slow rental season, to boot – the price on three-beds has been dropping and dropping. And now it’s is as low as we’ve ever seen it.

The Apartment

What’s amazing about this Deal is that, as low as the price is, you don’t have to sacrifice anything. Usually there’s a slight catch – you find out that it’s in a less-than-ideal location on the property or that the kitchen has been modified. That’s simply not the case.

It has a fireplace (not found in every unit here), a wooded view (the most preferred kind), and an attached, private garage. Yes, you read that correctly: your own garage, with direct entry into your apartment. That’s a thing of beauty in New England, especially with the harsh winter looming. No scraping ice off your windows, no worrying about finding a spot…you don’t even have to ever go outside. You can go straight from the blasting heat of your car to the warm comfort of your home.

And we haven’t even gotten to the interior yet. It has 1,245 square-feet of living space: three, well-sized bedrooms, all with well-sized closets. Two full bathrooms. A designated dining area off the living room, which is where you’ll find the fireplace. A fully applianced kitchen with a cornered breakfast bar. A closet off the kitchen that holds a full-size washer and dryer set. And your own balcony that, thanks to the desirable location, is as private as it gets.

The Price


The Up-Front Costs

First month’s rent and – for a limited time – just a $99 security deposit with approved credit. The deposit on a three-bed is normally $1,200, which means you’d save $1,101 if you meet this property’s credit requirements. There is a $50 application fee per person, a $300 move-in fee, and no broker fee.

The Community

The location is suburban and the property is rural, so this spot appeals more to drivers than walkers. But if you need to get to the Braintree T and don’t want to pay for parking, you can use the free shuttle, which runs on a generous schedule during peak commuting hours. The shuttle picks up right in front of the community’s clubhouse, which is where the fitness center, business center, and resort-style pool are all located.

It’s half-a-mile down the road from a shopping plaza that includes a Stop & Shop and a CVS. Route 3 and the T station are just a five-minute drive away, as are a number of shops and restaurants, like Borders, Best Buy, Chili’s, and an authentic barbecue joint that we at Patriot strongly recommend.

This week, we’re taking you to the ‘burbs for a little change of pace.

Rentals can take all shapes and forms – just because you’re looking for an apartment doesn’t mean you’ll have to live in a high-rise or belong to a community. Sometimes, you’ll come across a listing like this one, which is more like a home than anything else: residential neighborhood, private front porch, personal touches throughout. The term “cookie-cutter” does not apply. (Unless you’re actually baking cookies, which is a welcome practice here.)

The Apartment

We’ve already established that this isn’t really an apartment, at least not in the typical sense. It’s a private extension off the side of a newly renovated Colonialattached to the main house but with its own entrance and front porch. The interior, which is finished with hardwood floors and oak trimmings, captures natural light so well that you won’t need to turn on any lights during a sunny day. Because it’s sectioned off from the rest of the house, there’s nothing above this unit and its roof forms a point, which gives the living room soaring, cathedral ceilings.

The kitchen has gas cooking, tons of cabinet space, and a huge, cut-out window overlooking the living area. There’s a ceiling fan in the living room and the bathroom was redone last year.

The Price

$1,200/month with everything included: heat, hot water, electricity, and water/sewer. The only bill you’d owe is cable, though that can be included, too, for just $50 more a month.

The Up-Front Costs

First and last month’s rent. Application fee: $50/person. No broker fee.

The Location

It’s set in a residential neighborhood in Weymouth, about a mile off route 3A and right down the street from two parks. Hingham Shipyard, a constantly developing, waterfront village replete with restaurants, shops, and entertainment, is not even five minutes away by car. A Stop & Shop, Lowe’s, and Dunkin’ Donuts are all within a mile.

The Hingham Water Shuttle, which is run by the MBTA and runs straight from the Shipyard to Rowe’s Wharf, is easily one of the most unique and appealing alternatives to driving into the city. It takes just 35 minutes and will turn your everyday commute into an aquatic tour of the Boston Harbor Islands.

It’s officially November, know how we can tell? First, the calendar says so. Second, the air is colder and the days are shorter. Third, and least depressingly, great deals on rentals are starting to roll in.

We’re entering the best time of year for a renter to get a discounted apartment. Since most people prefer to move when it’s warm outside, traffic is slow and vacancies, therefore, are much harder to fill. But they must be filled, so property managers all over the map drop their prices to entice anyone who might be looking.

And it doesn’t get much more enticing than this week’s Deal: two-and-a-half months free on a waterfront two-bed, atop one of Quincy’s newest luxury buildings.

The Apartment

Have you ever been able to tell your friends that you live in a luxury penthouse with sweeping, water views? In all likelihood, no, you have not. If you’d like to, though, it’s now more attainable than you might have thought. More on the price in a bit, but for now, consider the apartment at hand.

The floorplan to the left will give you an idea for the spacing: a huge, master bedroom/bathroom on one side and a guest bedroom on the other. The living room separates the two (which provides extra privacy) and is big enough to accommodate a full entertainment setup and a dining area. There are three primary factors that draw prospective renters to this property: its spectacular sightlines, its discounted rents and utilities, and its commuter-friendly location. It’s right across the Neponset Bridge from a ramp to Route 93, where Boston is just a few exits north. But taking the T is a cinch as well. During typical commuter hours, management offers a free shuttle back-and-forth to the North Quincy T stop. The station, though, is only a half-mile away, so many residents just walk it.
