Condo-Quality, Two-Floor Two-Bed in Port Norfolk

Our best advice: don’t limit your apartment search to that which is easy to find. If you dig a little, you might come across a private listing that’s unlike anything else out there.

Example: this week’s Deal, which is a Patriot exclusive. It’s a 1,250-square-foot, bi-level two-bed with condo-quality finishes. You won’t find it anywhere else because, simply put, no one else has access to it. So consider yourself lucky, for you have just joined the privileged few who know about it. But we will warn you: rare finds don’t last long.

The Apartment

It’s upside-down! Not really, but in the real-estate-lingo sense. Which just means that the bedrooms are on the lower floor and the common areas (living room, dining room, and kitchen) are on top. The separation makes it a great space for entertaining guests; let them stay up on the first floor to enjoy the wide open floorplan, high ceilings, custom finishes, and half-bathroom. Meanwhile, your private knick-knacks and overflowing laundry basket are out of sight, safely tucked away downstairs.

The floors are real hardwood – Brazilian Cherry, to be specific. There are ceiling fans in the living room and bedrooms, though most would prefer to control the climate with the central air system. The kitchen is stylish and modern: matching, stainless-steel appliances, an abundance of maple cabinets, and dark granite for the countertops and breakfast bar. Down the internal staircase (also lined with hardwood) are the two bedrooms, which are separated by a full bathroom. There are hookups for a washer/dryer set down here as well. Off the back of the apartment is a common patio, where residents gather to grill and/or chill.

$1,700/month

First, last, and a $500 broker fee due at lease-signing. The application fee is $50/person.

The Location

Port Norfolk is a location we’ve discussed before. You can click the link to read about it in depth, but here’s a quick summary: it’s literally right around the corner from a 93 ramp, which means you can drive into downtown Boston in less than 10 minutes. But despite its convenient location, it maintains a neighborhood feel because of its unique geography. It’s actually a peninsula, separated from the busyness of Neponset Circle and spotted right on Dorchester Bay. It has its own park, its own beach, its own access to the Boston HarborWalk, the highly acclaimed Venezia Restaurant, the Port Norfolk Yacht Club, and more.

The 12-unit condo building that houses this apartment was once a firehouse. It was entirely refinished a couple years ago, but its identifiable character was maintained and remains one of the most intriguing structures in the area. It has its own parking lot and each apartment has an assigned spot that’s included in the rent. On-street parking is sticker-free and always available.

A hallway provides a buffer between the entrance and the living area and separates the bedrooms, which each have a walk-in closet.

An added bonus here: heat and hot water is included.

The Location

To reiterate our point about the convenience of living in Quincy Center, check out its Walk Score. There’s a diverse array of restaurants and cafes, from familiar chains like Subway and Starbucks, to charming, local joints like Gunther Tooties and The Fat Cat. Famous nightlife spots have recently popped up around the corner, like The Fours and Stadium Sports Bar.

If you do have a car, there are a couple of garage options available for a fraction of what it would cost in a Boston neighborhood. Quincy Center Three-Bed with Brand-New Kitchen: $1,600/month

We’re revisiting an old listing this week. But one key upgrade has made it entirely new and – for the purposes of this blog – monumentally more valuable. The owners decided to take it off the market back in May and renovate the entire kitchen. Now, the work is complete and it’s ready to rent. The beauty of it all is that, despite the sleek modernization of the kitchen, the price hasn’t changed.

The Apartment

The wide-open space of the living room and the well-separated, equally sized bedrooms are ideal for a roommate situation. But the kitchen is what makes the apartment. Stainless-steel appliances (never-been-used) and light-colored granite countertops are an obvious eye-catcher. Three big windows allow the sun to gleam off the new hardwood floors, which perfectly complement the maple cabinets and ceiling fan. It’s plenty big-enough for an eat-in, dining table, but you’ll likely want to invest in some stools as well: a window to the living room and a giant slab of granite all but force you to set up a breakfast bar.

The Location

The apartment is on the second floor of a Hospital-Hill, multi-family Victorian that was comprehensively renovated just a few years ago: a new roof, new siding, new plumbing, new electrical, new paint – the works. This unit has two, designated spots in the driveway and, if that’s not enough, there is always free, non-sticker parking available on several side-streets a block away. A well-lit, on-site laundry room is on the first floor.

Hospital Hill is a mostly residential section of Quincy that, due to its historic mansions and beautiful landscape, is well maintained by its neighborhood association. The hill begins at Quincy Center and peaks at Whitwell Street, where the apartment is located. It’s just a half-mile to the Quincy Center T station, which is one of the reasons why commuters love the area so much. It combines the rural backdrop of Furnace Brook and the Adams National Historic Park with the convenient proximity to the urban and vibrant Quincy Center.

Top-of-the-Line, Luxury One-Bed with Attached Garage: $1,775

Remember our post about luxury townhomes? Of course you do. Well, we’re taking you back to the same community for another great deal. At the end of October, a flat-style one-bed here will be available for just $1,775, thanks to a 1.5-month free promotion.

Normally, a price like that wouldn’t warrant a Deal-of-the-Week nod. But when you consider what that $1,775 will get you, you’ll see why we deemed it worthy.

The Apartment

On the inside, it simply doesn’t get any better. There are 1,066 square-feet of living area (a lot of two-beds in competing communities don’t have that much space) and that doesn’t include the 5′-x-10′ terrace. Depending on which room you’re in, the flooring is either German beechwood, Travertine tiles, or Berber carpet. A dining area lies off the U-shaped kitchen (adorned with high-end granite, stainless steel, and stone backsplashes), which has an arched cut-out that opens into the huge, rectangular living room. The bedroom was designed for a king-sized set and has a walk-in closet that’s big enough to be an office. The bathroom – double-vanity sinks, walnut cabinets, and an over-sized, oval soaking tub – is attached to the bedroom, but also has access from the foyer. A computer niche is included, as are full-size, side-by-side laundry machines.

The best part, though, is also one of the reasons why this community is unique: every apartment has an attached, private garage. In this case, the garage is on the first floor and the living area on the second. So when you first enter your apartment, you’re in a hallway (with a coat closet) that transitions to an internal staircase, giving the unit the feel of a townhome.

The Community

With such an incredible array of amenities, it’s surprising that they don’t charge the tenants an additional fee to access them. The community is as private as it gets, thanks to a quarter-mile long driveway that’s only accessible to tenants. A shuttle to the Braintree T station (which is about a mile away) is available for $50/month (per household) and runs frequently during peak commuter hours.
