Luxury Loft in Perched, Quincy Community

Any tried-and-true, luxury-apartment hunter can probably tell you that the search process can get a little monotonous. Each community offers its own beautiful options and convenient amenities, but when you’ve seen six in a row, they tend to blend together. After a while, you can’t remember what made Community A different from Community B (or D, or F).

This week’s property, however, offers something that’s impossible to ignore: lofts. Very few communities in the area can boast that. And when you throw in the reasonable price, a picturesque landscape, and the convenient location, the total package will be hard to forget.

The Apartment

The best deal going at this community is on its last remaining one-bedroom-with-loft. We’ll get to the pricing specials in a moment, but first, check out the floorplan. As you can see, you will not be cheated on space. The massive living room, additional dining area, walk-in, master closet, and the 11′-x-11′ loft combine for 967 square-feet. It has a gas fireplace, gas cooking, and a private balcony. Plus all the luxury standards: in-unit laundry, central air, and modern finishes.

Like all of the lofts in this community, this apartment is on the top floor, which gives it some added privacy.

The Price

$1,590/month. And if you sign at least a 12-month lease, you’ll get half-off your first month.

The Community

Newly developed atop a hill off Southern Artery in Quincy, this community rests on a private plot of land that’s set up and away from the noise of the street. Thanks to the fact that the property is adjacent to a shopping plaza that includes Walmart and Roche Brothers, many people rent here just because of the location. And although it’s better suited for a driver than a walker, it’s just a mile from Quincy Center (and all it has to offer, from the T station to the nightlife).

All the amenities you’d come to expect from a luxury property are high-quality, like the private and well-maintained pool, spa, and patio area. Then they added a few unique touches, like a shaded garden with a gazebo, a putting green, and a playground. There’s free parking throughout, garage parking and storage available, and a 24-hour fitness center.

The Next Step

This apartment is available now, but might not be for long. So if you want to see the loft option before it’s too late, call Patriot (617 436-6000) to schedule a tour.

Spacious One-Bed – Right Across from the T – for Just $890/month

Think T-friendly living is expensive? Well, it normally is. Most property owners know that car-less commuters will pay a little extra to be able to walk to the T, so they, naturally, charge premium rents. That’s not the case here.

Here, $890/month gets you a roomy, one-bed apartment right across from the North Quincy T station. And we mean right across: you can walk out your front door and be on the platform just four minutes later, according to Google Maps.

The Apartment

Those seeking a one-bed in this price range are always pleasantly surprised by the amount of space in this apartment. Many are prepared to sacrifice square-footage for a low rent in a convenient location. But that’s not necessary: the living room is plenty big enough for a sectional sofa and big-screen TV. And the bedroom could fit a king-size bed-set and then some.  Plus, the high ceilings and natural sunlight give this unit an open feel.

The kitchen, which just had an updated stove and refrigerator installed, is galley-style – it’s not huge, but it opens nicely into the living room.

A couple of bonus items: on-site laundry and free parking (each apartment has a spot in the parking lot and it’s included in the rent).

The Price

$890/month. Everything is run on electric, so you would only have one utility bill.

The Up-Front Costs

First and last month’s rent due at lease signing. $50 application fee per person. No broker fee.

The Location

You already know how easy it is to walk to the T. I’ll remind you anyway: just four minutes! That means it would take you a grand total of 20 minutes to get to South Station – and that’s including the walk.

But that’s not where this location’s walkability ends. It’s right off Hancock Street, where there are restaurants, markets, and shops galore. Stop & Shop? Less than three-tenths of a mile away. Panera Bread, D’Angelo’s, Applebees? All within a quarter-mile. Post office? Eight-minute walk. Gym, CVS, Dunkin’ Donuts? Okay, you get the idea.

Walk Score: 83 out of 100 – “Very Walkable”

Prefer to drive? Marina Bay, a waterfront hotspot with incredible views of Boston’s skyline, is just 1.2 miles away. Quincy Center is a five-minute ride. And if you need to use the highway, 93 is only a mile away.

Pet-Friendly, Luxury Living Close to the T

If you’re a dog-owner, you don’t decide where you live. Your dog does. Your live revolves around the dog. So, above all, you need a place that not only will allow your furry friend, but will make it feel at home.

This community in Quincy does just that. Lauded as one of the most pet-friendly properties in the area, it’s where many dog-owners end their luxury apartment search. And thanks to its affordable rates and high-end amenities, it’s pretty darn human-friendly, too.

The Apartment

The buildings, which are spread out across the property, are garden-style: just three floors high to minimize crowding and maximize privacy. All the apartments have standard luxuries, like in-home washer/dryers, granite countertops in the kitchen, central air, and a private balcony with a personal storage unit.

The best bang for your buck? A top-floor two-bed that’s ideal for a pair of roommates. A wide, squared living room separates the two bedrooms, which each have an attached bathroom and a walk-in closet. The kitchen, which has cabinets that open from both sides, has a breakfast-bar setup that’s perfect for bar stools. All of the second- and third-floor units have a wood-burning fireplace. And on the top floor, the apartments have vaulted ceilings that give the homes a much more open feel.

The Price

$1,645/month. The same floorplan on the first floor (no fireplace or high ceilings) is available for just $1,610.

The Up-Front Costs

$1,000 security deposit, a $350, one-time move-in fee, and a $50 application fee. Just $1,400 total (first month’s rent isn’t due until you move)

Pet Rent

$30/month for a cat or a small dog. $60/month for a large dog

The Community

Like we said, pets are welcomed warmly. Walk into the clubhouse and one of the first things you’ll notice is a charming dish of complimentary dog treats. Next to the pool is a fenced-in dog run. And at the end of pool season, right before it’s drained for cleaning, management hosts a “doggie pool party.” The clubhouse can be rented for parties or functions (you can host a wedding reception there and you wouldn’t be the first one to do so). The 24-hour fitness center was recently renovated and has a sauna that’s open for resident use any time of day. A sunny, internet cafe overlooks the pool.

The property is just a half-mile from the Quincy Adams T station, so many of its commuting residents get to work without a car. But drivers have it easy, too: there’s free parking throughout and the highway is literally a minute away. Also nearby: a brand-new BJ’s Wholesale Club (half-a-mile) and the South Shore Plaza (five-minute drive).

1,330 Square-Feet of High-End Luxury, For as Low as $1,694/month

Think of September as a sort-of Summer Clearance Sale for luxury apartments. Most renters need to be into a new place by Labor Day, so if there are still vacancies when the holiday passes, luxury communities will start offering additional concessions to fill them. Advantage: buyer.

This week’s Deal is a prime example. This private community in Braintree is offering prospective renters two-and-a-half months free on some premier two-bed apartments. And they’re giving the tenant options on how to use one of the free months: up-front, or spread out over the course of the lease to significantly reduce the monthly rent.

The Apartment

There are several different floorplans here, but the best deal can be found on a massive, top-floor two-bed. It’s 1,330 square-feet in all, thanks to a huge, rectangular living room, a separate area for dining, and two spacious bedrooms. Both bedrooms have an attached bathroom, though the second bath also opens into the living room to allow guests full access. There is Travertine tiling in the entryway, which offers an easy-to-clean transition into the living space. Also off the entrance: a two-door coat closet and a laundry room with full-size, side-by-side machines.

The finishes are a step above what’s offered at most other luxury properties in the area, especially in this price range. There’s custom crown-molding, accent walls, maple cabinetry, black-on-black appliances in the kitchen, and much more.

The Price

With the 2.5-month concession amortized over the course of a 12-month lease, the monthly rent is $1,694/month. Call Patriot to learn about pricing if you were to choose to take one of the free months up-front.

The Up-Front Costs

Just a $40 application fee and a $1,000 security deposit.

The Community

Set back among the preserved land that belongs to the Blue Hills Reservation in Braintree, this community is secluded, private, and has a beautiful landscape. The amenities are top-of-the-line: a resort-style pool with outdoor showers, a unique firepit area that’s perfect in any season, a well-stocked fitness center, a business center, a theater-style screening room that’s free to rent, and a bucolic great room that plays host to a variety of social events offered by the management team. It’s a quick drive to the South Shore Plaza and has easy access to the four major highways: 93, 95, Route 1, and Route 3.
