Patriot’s New Office!

Patriot Moves into Stylish New Digs

We here at Patriot are usually the ones helping you move into a great new place. Now we’re giving ourselves a taste of our own delicious medicine. We’ve recently moved our international headquarters to an all-new, highly stylish office right off Morrissey Boulevard in Dorchester.

“Patriot was growing fast,” said Matt McLoughlin, Patriot’s president. “And we needed an office that would signify our growth.”

Function certainly played an important part in the decision to move. We needed more space so we could house an expanded staff. And a more central location would benefit everyone, from our commuting employees to our Google-Mapping clients.

But who said we couldn’t have a little fun with the design?

Peter McLoughlin, one of the founding partners of Patriot’s sister company, Boston Property Development, oversaw the construction and gave the new space its unique theme.

“The design is something you might find in California,” he said. “The black hardwood floors, glass walls in the conference room, the negative baseboard molding – it’s an ultra-modern look that’s more common in Los Angeles than Boston.”

In other words, we’re straight West-Coastin’ it. And while style might not have been as crucial as functionality, the new office’s chic appearance helps to represent Patriot’s expansion: it’s bigger, better, and changing with the times.

“We wanted a place that would give our employees a more comfortable and enjoyable experience,” said Matt McLoughlin as he sat on top of a desk in front of a row of seven-foot-high windows. “But we also wanted something that would impress our clients and partners, so they would see that Patriot is different from anyone else out there. We’ve always been known for being personable, reliable, and professional. The modern look of this office tells our clients that we’re one step ahead of the rest.”

Stop on by!

Patriot’s new office is located at 37 Norwood Street. Whether you’re looking for a new place to live, need someone to list your property, or just want to check out our hip new home, feel free to drop in during business hours!

And as always, you can visit us online to satisfy any of your real estate needs.

Patriot Deal of the Week

Three, Condo-Quality Three-Bed Apartments in Savin Hill

If you’re looking to rent, keep an eye out for a condo-turned-apartment.  More and more sellers have decided to be patient and rent their units for the foreseeable future, if they think their properties are worth more than the current market will get them. That’s the case with this week’s Deal: Three, Savin Hill three-bed condos, with brand-new, top-of-the-line renovations, have just hit the rental market.

So what’s the benefit of living in a condo-quality apartment? The style? Sure. In order to be competitive on the market, it must be updated and it must show well. But really, it’s the fact that it’s built to be someone’s home, so all the little things are in order. For a condo to sell, it would have to pass a strict home inspection. Everything from the hot water tank to the electrical outlets would be scrutinized, so the owner cannot afford to overlook even the most minor detail.

With a converted condo, you get a quality product from top to bottom. That’s not easy to find on the apartment market.

The Apartments

All three units – which make up a three-family house in Savin Hill – were gutted, opened up, and beautifully finished this year. Contrary to the  skinny-hallway look typically seen in triple-deckers in the area, these units are wide open. A huge, living room/dining room combo space gives the tenant a number of different layout options. Everything is brand-new: the hardwood floors, the recessed, dimmable lighting, the tiling, granite counters, stainless appliances, and custom cabinets in the kitchen. There are oversized windows throughout and two decks for each unit, one in the front and one in the back. Each apartment is deeded a large storage unit in the basement.

The Price

$1,800/month. First, last, and a half-month’s security deposit required up-front. No broker fee.

The Location

Thanks to its proximity to two Red Line stations (Savin Hill and JFK/UMass), Savin Hill has become an obvious choice for local professionals and graduate students. Right off Dorchester Ave, it has easy access to a diverse assortment of restaurants and nightlife. It’s a quick drive around the corner from Columbia Point and Malibu Beach, as well as Morrissey Boulevard and Moakley Park. Being just four miles from downtown Boston, you can easily cab it if you need an alternative to the T.

Walkscore rating: 80 out of 100 – “Very Walkable”

The Next Step

The units are vacant, so if you’re quick enough to grab one, you can move in immediately. Call Patriot (617 835-5059) for a showing or visit our website for more great deals.

Two-Floor Three-Bed, A Half-Mile from Quincy Center

Check the calender, September 1st is just a few weeks away.  It’s time to stop putting off that apartment search and get cracking.  In such a busy rental season, listings are coming and going and if you don’t know where to look, you’ll miss out on the best ones without even knowing they existed.

Luckily, Patriot can help.  You need an apartment, we’ve got ’em.  You’re looking for an alternative to the pricey world of luxury living, we’ve got affordable private listings in convenient locations.

Like this one: a two-floor three-bed in a privately owned, two-family home in Merrymount.

The Apartment

Calling this an apartment doesn’t do it justice.  It’s half-a-house, really, making it especially private.  There are actually three floors – from the entrance, walk up an internal staircase to the first level of living.  Here, a spacious living room is tucked in the front, giving it separation from the rest of the unit.  A master-sized bedroom sits next to the kitchen, which is fully applianced and can easily accommodate a four- or six-person table.  Also on this level: a full bath with a Jacuzzi tub.  Two more bedrooms (both with ample space) are upstairs, as is a half-bath that’s big enough to comfortably house a full-size washer/dryer set.  There are hardwood floors throughout and plenty of personal touches, like new paint and crown molding.  Three beds, one-and-a-half baths, 1,400 total square feet.

The Price

$1,800/month.  First, last, and a $300 broker fee required to move in.

The Location

It’s in a residential neighborhood, a half-mile from Quincy Center.  It’s exactly what makes Quincy’s location so attractive: you can live on a rural street that’s less than a mile from the ocean and within walking distance to the vibrancy of the city.  You can sit by the beach in the morning, then walk over to the T station and get to Boston without a car in 20 minutes.

Walkscore rating: 75 out of 100 – “Very Walkable”

The Next Step

This property is listed and managed exclusively by Patriot.  Call today (617 436-6000) to set up a showing or visit our website for more information.

Spacious One-Bed in Prime, North-End Location

When you’re a real estate agent with a new listing in a great location, life is easy.  In certain areas, the demand is so high (especially in the summer) that the apartments sell themselves.  You could put a broom closet on the market and you’d get some hits.

Luckily, Patriot’s newest listing is not a broom closet. Far from it, in fact.  It’s a one-bedroom with tons of space and in-unit laundry, located right off Hanover Street in the North End.  An easy sell, as far we agents are concerned.

The Apartment

There’s more than 900 square-feet of living space, thanks mostly to its large, eat-in kitchen, spacious living room, and a dining room that connects the two.   New tiles were just installed in the kitchen, while real hardwood floors line the bedroom, dining room, and living room.  Bay windows overlook Battery Street and capture natural light that flows in from the north and the east.  A full-size, stackable washer/dryer was recently added.  The whole apartment has classic, North-End charm from head to toe: the trims and finishes are older, but beautifully crafted with close attention to detail.

The Price

$1,850/month. First, last, and broker’s fee required up-front.

The Location

The North End is one of the most distinct and vibrant city neighborhoods in America.  It’s only about a square-mile in size, but it’s packed to the brim with character, thanks mostly to the countless Italian eateries, cafes, and shops that line the streets.  A stroll down Hanover will give you a healthy taste of the culture and history of the region, which is Boston’s oldest residential community.  Commercial Street, which arcs around the North End and stretches along the waterfront, is dotted with parks, restaurants, and hotels and offers expansive views of the harbor islands and the Atlantic Ocean.

Battery Street, where this apartment is located, connects Hanover to Commercial.  So you’re literally steps from both the stunning oceanfront and the cultural heart of the neighborhood.

Walkscore rating: 95 out of 100 – “Walker’s Paradise.”
