Two Beautifully Renovated Condos, Priced to Sell

Buyers, take notice: An attractive price tag means the owner wants to sell – now.  A three-bed condo, renovated in 2006, and going for nearly $90k below its selling price four years ago?  It’s not too good to be true, it’s just the nature of the market.  Now is the time to buy and when you can spot a motivated seller, you must act quickly.

This week’s Deal is a two-for.  Two, nearly identical condos – on super-convenient Neponset Ave in Dorchester – are fresh on the market and priced to sell fast.

The Condos

Just about everything in these units was new in 2006 – the sparkling, modern kitchens, the refurbished hardwood floors, the cabinetry, the bathroom vanities, etc., etc.  Both have two decks – one in the front overlooking the street and another, bigger and more private version in the back.  Natural light flows abundantly throughout, thanks to each unit’s 11 windows.  The bedrooms – each varying slightly in size and closet space – are all wired for cable and have new lighting.  Each living room is spacious, sunny, and flows seamlessly into the kitchen.  In-unit laundry machines lie in a separate room off the kitchen.

One unit is on the second level, the other right above it on the top floor.  The only major difference is that the top-floor condo has exclusive roof rights, which gives the new owner the opportunity to build a roof deck.

The Price

42 Neponset Ave., Unit #2 – $214,000 (MLS#: 71096451)

42 Neponset Ave., Unit #3 – $219,000 (MLS#: 71097983)

The Building

A three-family home, built in 1905, was renovated in 2006 when the siding, roof, electrical, and security system were all updated.  The basement is a common area and has individual storage units.  The exterior is well-maintained and landscaped, while the interior is clean and secure.

The Location

A Red Line stop is less than half-a-mile away, as is a Super Stop & Shop.  Markets, eateries, a Dunkin’ Donuts, a CVS, a library, a few parks – they’re all within easy walking distance (Walkscore rating: 82 out of 100).  You can access 93 at two different ramps, neither more than four minutes away.

Waterfront Luxury in South Boston’s Seaport District

Summertime in Boston, there’s nothing quite like it.  Especially if you were to live here.

South Boston’s Seaport district, thanks to its expansive views and waterfront nightlife, is a hot-spot for Bostonians looking to get the most out of the summer months.  Roof-decked bars, a world-class restaurant, and an outdoor amphitheater are what attract visitors on a regular basis.  But it’s this week’s Deal that could very well turn a visitor into a resident.

The Apartments

You might have a tough time keeping your eyes off the stunning views (more on that below), but don’t let that distract you from the beautiful luxury that lies within.  Most units have floor-to-ceiling windows and they all have top-of-the-line kitchens: granite counters, high-end appliances, and new tiling.  In-unit laundry, central air, and updated bathroom vanities – luxury apartment staples – all come standard.  The ceilings are high, the space is ample, and the carpets are welcoming and comfortable.

The Prices

One-bedrooms start at $2,135, two-bedrooms at $2,525.

The Building

Harbor, ocean, and city views abound from this luxury property.  Most apartments feature their own panoramic sightlines, but all residents can enjoy the spectacular seascape from two, huge terraces that sit atop the roof.  The ground level, meanwhile, has on-site (and highly acclaimed) restaurants, delis, and a market.  Amenities include a state-of-the-art fitness center, 24-hour concierge, a club room, conference room, and a pick-up, drop-off dry-cleaning service.

The Location

Local attractions have already been discussed, but we haven’t gotten to the property’s proximity (and ease-of-access) to downtown.  It’s only a mile away, so walking to work is certainly a possibility.  It’s right next to a Silver Line T stop as well, if you prefer to save your legs.  And because several business offices, the World Trade Center, and the Seaport Hotel are all nearby, the area is dotted with conveniences: Starbucks, Dunkin’ Donuts, 7/11, a few local markets, and much more.

Walkscore rating: 80 out of 100
