Check in every Monday for the Patriot Deal of the Week

Sunny Three-Bedroom in Quincy’s Hospital Hill

Ingredients: old charm, new renovation, and a delightful location.  Entree: the Patriot Deal of the Week.

A new three-bedroom is on the menu and if you’ve got a tooth for space and affordability – but hate vanilla – this is the Deal for you.

Editor’s Note: Blogger wrote the above paragraph right before lunch.

The Apartment

Living space and natural sunlight are plentiful.  There are three well-sized bedrooms, a huge living room that opens up the middle of the apartment, and an eat-in kitchen with windows overlooking the backyard.  Real hardwood floors help capture the light that flows through from three different directions.  The kitchen has plenty of cabinets and counter space – it’s not entirely updated, but appropriately matches the charm of the rest of the apartment.  Read below for more about the building, parking, and laundry.

The Up-Front Costs

First, Last, and a $500 broker fee

The Building

A six-unit, multi-family property atop Quincy’s Hospital Hill, 0.6 miles from the Quincy Center T station.  A shared backyard with newly planted grass gives tenants a great outdoor space for the coming summer months.  A laundry room is on the first floor and off-street parking is available.

A Rite Aid and a Star Market are just down the hill, while walking to Quincy Center’s restaurants and nightlife is just a 10-minute task.

Check in every Monday for the Patriot Deal of the Week

Two-Bed Penthouse Condo with Spectacular Roof Deck (Dorchester)

Get ready, because this is monumental: It’s our first Sales Edition of the Patriot Deal of the Week!  And what a way to break ground on the newest chapter of the Deals legacy…

Yes, the tax credit is over.  But it’s still an ideal time to buy.  Prices in the area have just about bottomed out and an ascent is right around the corner.

Take this week’s Deal as an example.  It’s a two-bed, top-floor condo with custom finishes, lots of space, and a stunning roof deck.  But thanks to the market’s decline, it’s assessed value has dropped by more than $40k in the past four years.  Normally worth between $350,000 and $400,000, it’s now on the market for just $319,000.

The Condo

Modern finishes are everywhere in this stylish penthouse unit. Shining, Brazilian-cherry hardwood floors in every room. Gas range, stainless appliances, granite countertops.  Two full bathrooms, each with a Jacuzzi tub. Gas fireplace, dining area, washer/dryer hookups. More closet space than you know what to with (not to mention a storage unit in the basement). 1,270 square feet in all.  But we haven’t even gotten to the best part.

Off the master bedroom lies a spacious deck on the backside of the building. The views are beautiful and the space is plenty big enough for some serious grilling. Up the spiral staircase, though, is the real treat: an 11 x 13′ roof deck that has panoramic views of Boston and the ocean.

The Price

$319,000.  Condo fees: $206/month (includes water/sewer, master insurance, exterior maintenance, and snow removal).

The Property

A six-unit, three-story condo building that was built brand-new in 2004 by local developer Denis Keohane, it’s clean, modern, and well-kept.  Four of the units are owner-occupied; the new buyer will make it five.  Off-street parking is included (this condo gets two spaces), as is snow-removal and exterior maintenance.  A well-lit basement houses each condo’s storage closet.  And because of the new construction and an expertly built drainage system, residents need not worry about flooding: despite all the rain in recent months, not a drop of water has found its way into the building.

The Location

It’s spotted just off Morrissey Boulevard in the Neponset neighborhood of Dorchester.  It’s a residential section that has become one of the most desirable in the area, due to its walkability, its proximity to (and views of) the ocean, and its accessibility to the highway.  Stop & Shop is right at the end of the street.  Pope John Paul II Park, a rolling, riverside greenery with walking trails, playing fields, and dog parks, is 15 minutes away by foot.
